The thesis
Cities are infrastructure problems with a hundred-year time constant. Downtowns are the sharp end of that — concentrated capital stock, concentrated history, concentrated risk and concentrated upside. The downtowns that recover do so because patient, place-based actors keep showing up.
Civic infrastructure
Beyond buildings: the public realm, the operational systems that govern blocks, the data and permissions infrastructure that increasingly mediate everything from leasing to permitting to public safety. We think and write about these systems because they shape what's possible.
