Xyence is a practice rooted in downtown St. Louis. We work at the intersection of real estate, civic infrastructure, and the systems software that increasingly shape how buildings, blocks, and cities behave.

Why downtown St. Louis

Because the work — the actual underwriting, the leasing, the operations, the long arc of a district's revival — happens in a place. We chose this one. The downtown that exists today is a different one than five years ago and will be a different one again in five.

Where the writing lives

The articles section collects longer-form writing on AI-era software infrastructure, governable systems, and the new shape of platform economics. That writing isn't separate from the real estate practice — it's part of the same thesis about how systems and cities are converging.
